Sustainability + building performance

Connect performance goals to practical design choices.

PRM integrates energy, water, materials, durability, and operational needs into design coordination. Performance objectives are considered alongside cost, constructability, maintenance, and the information needed to evaluate alternatives.

What PRM brings

What to bring to the first conversation.

Plan the work

Energy, water, comfort, and operational objectives. Envelope and building-system performance coordination.

Coordinate the details

Envelope, HVAC, lighting, and controls coordination. Water-use strategies and equipment selection interfaces.

Carry it through

Design narratives and selected performance criteria. Submittal review against agreed requirements.

01

Performance objectives + existing conditions

Meaningful performance work starts with a baseline and a defined target. For new projects, the team identifies owner priorities and relevant design criteria. For renovations, available utility data, existing equipment, envelope conditions, and operating practices inform improvement opportunities.

  • Energy, water, comfort, and operational objectives
  • Envelope and building-system performance coordination
  • Existing-condition and operating-data review
  • Passive strategies and site/building orientation considerations
02

Systems, materials + lifecycle decisions

PRM helps compare options in the context of the whole building. A lower first cost can have different maintenance and operating implications; equipment changes can affect structure, power, space, and access. Assumptions and evidence are kept visible when assessing alternatives.

  • Envelope, HVAC, lighting, and controls coordination
  • Water-use strategies and equipment selection interfaces
  • Material durability, maintainability, and replacement access
  • Lifecycle cost and performance comparisons where included
03

Documentation + performance verification

Performance goals need to survive substitutions, field revisions, and handover. PRM coordinates requirements in drawings and submittals, identifies commissioning interfaces, and organizes the information needed for operations. Certification support and specialist studies are defined separately in the scope.

  • Design narratives and selected performance criteria
  • Submittal review against agreed requirements
  • Testing, commissioning, and owner-training coordination
  • Operations information and post-occupancy review planning

Working relationship

What to bring to the first conversation.

PRM tailors the deliverables, participating disciplines, and level of support to the assignment. Share what is available; the team will identify missing inputs, confirm responsibilities, and define the next useful milestone.

  • Owner performance goals and operating priorities
  • Existing utility data and building-system information
  • Budget, certification objectives, and intended evaluation methods

Common questions

Define the next step.

Can this service be part of a broader PRM assignment?

Yes. PRM can coordinate this scope with the other architecture, engineering, BIM, and construction services required for the project. The proposal identifies the included deliverables, responsibilities, assumptions, and milestones.

What if the project is already in progress?

Send the current drawings, open issues, review comments, and immediate deadline. PRM will first assess the available information and define a practical scope for joining the work.

Bring the real constraint

Let’s define what the project needs next.

Share the location, current documents, target milestone, and the decision that cannot slip.
